The Victor Wins a 2026 ULI Americas Award for Excellence

The Victor has earned one of the real estate industry’s most respected honors. Located in the Downtown West and City Commons neighborhood of St. Louis, the community was named a winner of the 2026 Urban Land Institute Americas Award for Excellence. The Victor was one of only nine developments selected from 93 submissions across North and South America. This recognition celebrates much more than the appearance of a completed building. It honors the vision, collaboration, planning, and perseverance required to transform an important piece of St. Louis history into a thriving residential community.
Celebrating excellence in land use and development
The Urban Land Institute established its Awards for Excellence program to recognize outstanding development work across the private, public, and nonprofit sectors. Projects are evaluated on the full development process rather than architecture alone. The jury considers factors such as planning, financing, innovation, sustainability, economic impact, community engagement, management, and marketplace acceptance. Winners represent a range of property types, locations, project sizes, and investment levels throughout the Americas. Receiving this award places The Victor among developments that demonstrate exceptional achievement while creating meaningful value for their surrounding communities.
The 2026 award carries additional significance because The Victor emerged from a highly competitive field. A multidisciplinary jury of professionals in development, finance, planning, architecture, urban design, and related fields reviewed the submissions. Sixteen finalists were chosen before the nine winners were ultimately selected. The recognition reflects the strength of The Victor’s development strategy, its contribution to Downtown West, and the collaborative work behind its completion. It also highlights the potential of thoughtfully executed adaptive reuse to support the next chapter of an evolving neighborhood.
Transforming a St. Louis landmark
The Victor began as the Butler Brothers Building, a massive distribution warehouse constructed in 1906. The approximately 735,000-square-foot building once served as a major commercial center within the city’s former Garment District. After standing vacant for more than two decades, the historic structure presented both a significant challenge and an extraordinary opportunity. Development Services Group led a $130 million adaptive-reuse project in collaboration with St. Louis-based Trivers and the general contractor PARIC Corporation. Together, the project team transformed the former warehouse into a mixed-use community with 384 apartment homes, parking, resident amenities, coworking areas, and retail space.
Preserving the character of the original structure remained an important priority throughout the redevelopment. The design team retained defining architectural elements, including the historic brick exterior, terra-cotta detailing, and light-industrial character. Inside, original materials and features help tell the building’s story while supporting a contemporary residential experience. The completed community now includes interior courtyards and rooftop spaces with a pool, lounge areas, fire pits, a dog park, and a pickleball court. These details demonstrate how an older building can gain a new purpose without losing its connection to the past.
A new chapter for Downtown West
The Victor now occupies an entire city block near some of St. Louis’ most recognizable destinations. Its redevelopment returned a long-vacant landmark to active use while adding new homes and gathering spaces to Downtown West. Approximately 500 residents and office tenants now bring daily activity to a building that once sat largely empty. The project also serves as an example of how private investment, public resources, historic preservation efforts, and community partnerships can work together. Its impact extends beyond the building, contributing to sustained momentum throughout the surrounding neighborhood.
Winning the 2026 ULI Americas Award for Excellence is a proud milestone for The Victor and everyone who helped bring the project to life. The honor recognizes the complexity of the redevelopment, the historic character that was preserved, and the active community that exists there today. It also reinforces The Victor’s place within the continuing story of St. Louis. What was once an empty warehouse has become an award-winning destination for living, working, connecting, and experiencing the city. The Victor’s name now reflects an achievement worthy of celebration.
