How do I apply for an apartment at The Victor?
You can apply directly through our website by clicking “Apply Now” on your desired floor plan.

What is the application process and how long does it take?
Our process includes submitting your application, background and credit check, income verification, and ID. Approval typically takes 2-3 business days.

What are the lease terms and requirements?
We offer 12–18 month lease terms, with some flexibility. Applicants must meet income (3x rent), credit, and background requirements. Co-signers may be accepted.

What fees should I expect at move-in (application, deposit, pet, admin, etc.)?
Typical fees include: Application Fee: $50 per applicant, Admin Fee: $150, Security Deposit: Based on credit (standard $400), Pet Fee: $350 one time + monthly pet rent ($25).

What utilities are included in the rent?
Trash, AT&T Fiber Internet, Pest Control and amenity access are included in a monthly smart bundle for $100/monthly. Residents set up and pay for electric individually. Water and Sewer are billed based on usage with your rent on the 1st of each month.

Can I transfer to a different unit or floorplan after I move in?
Yes! Residents may transfer after 6 months of residency, subject to availability and transfer policy. Transfer fees may apply unless at the end of your lease agreement.

What is the process for renewing or ending my lease?
Renewals are offered approximately 90 days before your lease ends. You’ll receive an email or portal notification with renewal options. A 60-day notice is required to move out.
Moving Logistics Questions

When can I move in after signing my lease?
Move-in dates are scheduled at lease signing. You can typically move in as soon as your lease and all paperwork and payments are complete. Our maintenance and cleaning teams typically need 5-7 days to get your apartment ready for you.

Do you offer recommendations for local movers or moving companies?
Yes! We can provide a list of trusted local movers. Just ask our leasing team.

Where do I park on move-in day?
We’ll reserve a designated loading area for your move-in. Please coordinate in advance so we can ensure space access.

Are there elevators or carts available to help with moving?
Yes, we have a freight elevator and complimentary move-in carts available for residents. Let us know your move time so we can reserve one for you.

Do I need renters insurance to move in?
Yes, proof of renters insurance is required prior to move-in. Policies must include at least $100,000 in liability coverage. We have an optional renters insurance policy you can opt into for a monthly fee.

How do I set up utilities before move-in day?
You’ll receive information on how to set up your Electric account with Ameren with your welcome letter prior to your move in. Proof of activation is required before moving in. Most accounts can be set up online in under 15 minutes.

There is limited street parking, but The Victor takes up an entire block of downtown & has all the street parking around the building reserved for The Victor residents and guests. Always check with the office for help!
